Calls and texts. The federal Telephone Consumer Protection Act (TCPA) and the National Do Not Call Registry restrict cold calls and especially automated texts. Penalties are per message.
Disclose what you are selling. In Texas, marketing a property you only have under contract requires a written disclosure that you are offering your contract interest.
No misleading ads. Do not advertise properties you do not control or imply you are an agent.
Direct mail and door-knocking are lower-risk channels, but local solicitation ordinances can apply.

Sold comparables supporting your ARV, with dates and distances.
A realistic repair estimate, ideally from a contractor walk-through.
Your assignment fee or price, access instructions and the title company handling closing.
